PROPOSAL Tourist Facility - Incorporating a Lodge with Associated Amenities and Tourist Accommodation Units.

It is proposed to develop a multi-purpose beachside tourist facility incorporating accommodation units and a lodge facility. The development will occur in four 'zones'.

Zone 1:
Is located at the western side of the site and incorporates the site entrance and lodge facility as well as 7 triple key and 3 dual key tourist accommodation units. The lodge facility will comprise two bar/lounge areas, restaurant, mini-cinema, kitchen, entrance foyer, reception, offices, store and health centre including an indoor pool. A total of 46 car parking spaces are to be provided with Zone 1.

Zone 2
Is located to the east of Zone 1 and contains a total of 7 accommodation units, each with a northerly aspect. A total of 14 car parking spaces are to be provided with Zone 2.

Zone 3
I
s located in two separate clusters, each accessed via a road intersecting with the main road through the site. These units will be located in a 'fan' shape and offer views across the permanent water body o the site. A total of 22 car parking spaces will be provided in Zone 3 to be located at the entrance to each unit.

Zone 4:
A total of 10 dual key accommodation units are proposed to be constructed within Zone 4. Two car parking spaces are to be provided within a carport adjacent to the southern elevation of each villa.

Overall Site:
Overall, there will be a building footprint of 4460m2, which equates to site coverage of just under 6%. This low site coverage demonstrates that the proposal is environmentally sustainable and recognizes adjacent land uses of agriculture and public recreation. It is particularly important to note that the building footprints have been located to ensure that none of the Melaleuca Ericifolia forest will need to be removed.
